Highway 413 has been part of the conversation in Estates of Credit Ridge since the first families moved in. Now that the Province has designated the route and started early works, residents are asking what it means for their commute and for the neighbourhood. This post sticks to the Province’s own published facts, plus Harpreet’s view as a broker who lives here. It makes no predictions about prices.

What is Highway 413?

Highway 413 is a planned provincial highway across the west and north of the GTA. The Province describes a 52 km highway from Highway 400 to the Highway 401 and 407 ETR interchange, plus a 4 km extension of Highway 410 and a 3 km extension of Highway 427, with 11 interchanges at municipal roads and a dedicated transitway alongside.

The transitway is planned as a separate corridor running beside the highway for public transit, and it goes through its own environmental assessment. The Province’s project site also mentions service centres and carpool lots as part of the design work.

Where will Highway 413 run near Estates of Credit Ridge?

The route runs north to south through Heritage Heights, the new community the City has planned west of Mississauga Road. In Brampton, the Province’s preferred route shows interchanges at Bovaird Drive and Mayfield Road. That places the corridor west of the neighbourhood, across Mississauga Road, rather than through any Estates of Credit Ridge street.

The City of Brampton’s Heritage Heights plan is built around this corridor, with employment lands beside the highway and transitway stations planned at the Bovaird Drive and Mayfield Road interchanges. Our explainer on Heritage Heights covers what the City has planned on those lands.

What construction is happening near the neighbourhood now?

The Province lists a Bovaird Drive underpass as Early Works Project #3. It covers Bovaird Drive from Heritage Road to 500 metres west of Mississauga Road and includes full reconstruction, widening for additional lanes and raising the road’s grade, in preparation for the future Highway 413 interchange. Construction was expected to begin in spring 2026.

The Province notes that this project is being developed alongside Peel Region’s servicing improvements. Other early works are elsewhere on the route: an embankment at the Highway 401 and 407 ETR interchange (complete) and work on Highway 10 near the Brampton airport. For daily trips today, our commuting guide covers the current highway and GO options.

When will Highway 413 open?

The Province has not published an opening date. The Highway 413 Act received Royal Assent in November 2024, the Province designated the highway on November 27, 2025, and the final Environmental Impact Assessment Report was scheduled for March 12, 2026. Detail design and procurement come next, subject to funding and approvals.

What could Highway 413 change for residents?

Once open, Highway 413 would add a new north-south and east-west route close to the neighbourhood, with access planned at Bovaird Drive and Mayfield Road. For residents heading north, east toward Vaughan, or across Brampton, that could mean another option besides the 410, 407 and 401. Construction will also bring disruption on Bovaird Drive first.

Harpreet has heard about the 413 from buyers since the neighbourhood began. Here is how he sees it:

Highway 413 is a game changer. It has been on original buyers’ minds since this neighbourhood began. Now that it’s moving ahead, it will save daily commuters time, even on trips across Brampton, and for residents heading east or north it will be an invaluable asset. As it gets closer, I expect it to have an impact on the neighbourhood, because it changes how accessible we are.
