How it works

Buying here with Harpreet

  1. 01

    Set the plan

Budget, pre-approval, closing costs and timing, plus which streets fit how you live. If you are also selling, the order of the two moves is planned here.

  2. 02

    Build a short list

Alerts tuned to your search, then showings of the homes worth your time. Harpreet points out what photos do not show: the lot, what it backs onto, the builder and original model, and where updates were made.

  3. 03

    Make a strong offer

Your offer is based on comparable sales nearby, including similar models on nearby streets. Price, deposit, conditions and closing date are set to protect you and still compete.

  4. 04

    Close and move in

Harpreet coordinates with your lawyer, lender and inspector, attends the final walk-through with you, and stays your contact on the street after you get the keys.

Buying in Estates of Credit Ridge

Have a question that is not here? Send Harpreet a message.

What closing costs should I budget for in Brampton?

Brampton does not charge a municipal land transfer tax, so buyers here pay only the Ontario land transfer tax (Toronto buyers pay both). On top of that, budget for legal fees, title insurance, a home inspection, any mortgage default insurance and property tax adjustments. Harpreet walks through the full estimate for your price range before you make an offer.

Is there a first-time buyer rebate?

Yes. Eligible first-time buyers in Ontario can receive a refund of the Ontario land transfer tax of up to $4,000. Your lawyer applies it at closing. Eligibility rules are set by the province, so confirm yours with your lawyer.

How much are property taxes in Estates of Credit Ridge?

Property tax is the home’s MPAC assessed value multiplied by the City of Brampton residential rate (1.253381% for 2026, per brampton.ca). MPAC values are still based on January 1, 2016, and buying a home does not trigger a reassessment.

Can I see what homes actually sold for?

Yes. Create a free account to see sold and leased prices, full listing history for each home, and save homes and searches. Sold data comes from the TRREB MLS® System and is shown to registered members only. Browse sold and leased homes.

Which homes back onto ponds or green space?

Homes on parts of Royal West Drive and the south side of Agincourt Circle back onto Arthur Warner Pond. Fort Williams Drive and Island Grove back onto David Heggie Pond, Lost Canyon Way backs onto Emerick Pond and Intrigue Trail backs onto Intrigue Pond. Many homes on Beacon Hill Drive, Adamsville Road and Elbern Markell Drive back onto green areas. Lot position varies home by home, so ask before you book a showing.

Which schools serve a specific address?

School boundaries can change, so always confirm an exact address with the Peel District School Board or Dufferin-Peel Catholic District School Board locator. The schools guide lists the schools in and around the neighbourhood.

How is your fee paid when I buy?

In most resale purchases the buyer brokerage is paid from the seller’s side of the transaction. Ontario requires a written buyer representation agreement, and Harpreet explains exactly how compensation works before you sign anything.
