Closing Costs When Buying in Estates of Credit Ridge
Closing costs for Estates of Credit Ridge buyers: Ontario land transfer tax with worked examples, the first-time buyer refund, legal fees and adjustments.

The price on the agreement is not the only cheque you write when you buy a home. This guide walks through the closing costs buyers in Estates of Credit Ridge should plan for, with worked land transfer tax examples at round illustrative prices. Figures are estimates for planning only: your lawyer will give you the exact amounts on your statement of adjustments before closing.
What closing costs should you budget for when buying here?
Plan for Ontario land transfer tax, which is the largest item, plus legal fees (usually $1,500 to $2,500), a home inspection (about $500 and up), and the closing adjustments that reimburse the seller for property taxes and utilities they have prepaid. Brampton has no municipal land transfer tax, so you pay the provincial tax only.
| Cost | Typical amount | When it is paid |
|---|---|---|
| Ontario land transfer tax | Depends on price (see the examples below) | On closing, through your lawyer |
| Legal fees and disbursements | Usually $1,500 to $2,500 | On closing |
| Home inspection | About $500 and up | Before you firm up, if your offer has an inspection condition |
| Property tax and utility adjustments | Depends on what the seller prepaid | On closing |
| Title insurance, mortgage-related costs, moving | Ask your lawyer and lender | Before or on closing |
The Real Estate Council of Ontario’s buyer checklist makes the same point: include legal fees, land transfer tax, mortgage insurance and utility hookups in your total cost, and know the cost of a home inspection and appraisal or survey.
How is Ontario land transfer tax calculated?
Ontario land transfer tax is charged in brackets on the price of a home with one or two single family residences: 0.5% up to $55,000, 1.0% from $55,000 to $250,000, 1.5% from $250,000 to $400,000, 2.0% from $400,000 to $2,000,000, and 2.5% above $2,000,000. It is payable when the transfer is registered.
Because the rate steps up in brackets, the tax on the first $400,000 is always the same: $4,475. Everything above that is taxed at 2.0% up to $2,000,000, and 2.5% beyond. Here are worked examples at round illustrative prices:
| Illustrative price | Ontario land transfer tax | First-time buyer (after the maximum $4,000 refund) |
|---|---|---|
| $1,000,000 | $16,475 | $12,475 |
| $1,500,000 | $26,475 | $22,475 |
| $2,000,000 | $36,475 | $32,475 |
| $2,500,000 | $48,975 | $44,975 |
For example, at $1,500,000: $4,475 on the first $400,000, plus 2.0% of the next $1,100,000 ($22,000), for a total of $26,475. At $2,500,000 the last $500,000 is taxed at 2.5% ($12,500), on top of $36,475 for the first $2,000,000.
Does Brampton charge a municipal land transfer tax?
No. The province notes that buyers in the City of Toronto may also pay Toronto’s own municipal land transfer tax. Brampton has no equivalent, so buyers in Estates of Credit Ridge pay the Ontario land transfer tax only. That is a real difference if you are comparing a home here with one in Toronto.
Can first-time buyers get a land transfer tax refund?
Yes. Ontario refunds up to $4,000 of land transfer tax to eligible first-time buyers. You must be at least 18, a Canadian citizen or permanent resident, never have owned a home anywhere in the world, and move in within nine months. Apply at registration or within 18 months after.
There is also a spouse rule: if your spouse owned a home while you were spouses, neither of you qualifies. Your lawyer usually claims the refund for you on closing if you qualify, which reduces the tax you pay that day.
What are closing adjustments?
Closing adjustments settle costs the seller has already paid for the time after you take possession. The most common one buyers forget is property tax: if the seller has paid the year’s taxes ahead, you reimburse them for the days after closing. The same applies to some prepaid utilities.
Brampton bills property tax twice a year. In 2026 the interim bill was due in three instalments (February, March and April) and the final bill in three more (July, August and September), each instalment covering two months. So a seller who closes in the fall has often paid taxes to the end of the year.
An illustrative example with round numbers: if a home’s annual taxes were $12,000 and the seller had paid through December 31, a closing on November 1 would leave about two months prepaid, so the buyer would reimburse roughly $2,000 on closing. Your lawyer calculates the exact figure to the day. Our guide to property taxes in Estates of Credit Ridge explains how the tax itself is set.
The one buyers most often forget is the closing adjustments: reimbursing the seller for property taxes and utilities they already prepaid. Land transfer tax people expect. Legal fees usually run $1,500 to $2,500 and a home inspection about $500 and up, so build those in from the start.

Are there extra checks on ravine and pond lots?
Many homes here back onto ponds, ravine lots or green areas. Before you firm up, ask your lawyer about the property’s survey and any easements, and look at the grading and drainage at the back of the lot during your inspection. Those checks cost little compared with a surprise after closing.
See our guide to ravine and pond lots for the streets involved.
Frequently asked questions
How much is land transfer tax on a $1.5 million home in Brampton?
Using Ontario’s brackets, $26,475. An eligible first-time buyer could reduce that by up to $4,000. Brampton has no municipal land transfer tax.
When do I pay land transfer tax?
On closing. Ontario’s land transfer tax is payable when the transfer is registered, and your lawyer pays it on your behalf from the funds you provide.
Do I need a home inspection?
It is your choice, but in Harpreet’s experience most buyers here budget about $500 and up for one. On a home that is 10 to 18 years old, it is a useful check of the roof, grading and equipment.
