Philosophy
“Every agent claims to know their market. Most mean they’ve sold a few houses in the area. I’ve tracked every ECR sale in the TRREB database going back years, not to create marketing material, but because understanding price patterns at the street level is genuinely useful for the people I work with.”

By the numbers

Registered to trade in Ontario since 2013, and now a broker. A broker registration requires additional education and experience, and carries greater regulatory accountability.

Years of active transactional experience in this market, including time at prop-tech brokerages UnRealty and TheRedPin when that approach was still a novelty.

Instructor hours as a RECO-Approved Instructor teaching agents across Ontario. The curriculum draws from current transactions and real negotiation scenarios, not theory.

Industry committee appointments: TRREB Professional Standards, MLS® Technology, CREA Governance, and OREA Standard Forms. The rules and tools governing every transaction are shaped at these tables.

The Straight Version

I started in real estate in 2011 and registered to trade in Ontario in 2013. I worked at a couple of prop-tech brokerages early on, UnRealty and TheRedPin, when that kind of shop was still a novelty. I've been building, advising, and transacting ever since.

I'm a broker. That's a meaningful distinction: brokers carry additional regulatory responsibility, a higher qualification standard, and deeper accountability. It's not a title I mention to pad a bio. It changes how I'm able to represent you.

Alongside active real estate work, I'm a RECO-Approved Instructor. I teach agents across Ontario. Not theory; I teach from current transactions, real negotiation scenarios, and the actual mechanics of how deals move. That curriculum keeps my own skills sharp in a way that working volume alone doesn't.

Why Estates of Credit Ridge

Because it's home. I'm a Brampton native and I live in Estates of Credit Ridge. While the neighbourhood was being built, I worked inside the Medallion sales centre and model homes here. That's where my understanding of these homes starts: how they were designed, which lots back onto the ponds and green areas, and what changes from one builder and one street to the next.

I've tracked Estates of Credit Ridge sales in the TRREB database going back years. Price patterns, street-by-street differences, and what makes one home sell faster than another are useful to the people I work with.

When a buyer asks me whether a home on Beacon Hill Drive is priced fairly relative to comparable streets, I can answer that specifically. When a seller asks whether they should list in April or wait for May, I can show them the data. That's what I mean by neighbourhood-specific knowledge: not a general sense, actual numbers.

The Way I Work

I call it the HSR Method, though I don't usually lead with that. The short version: understand the problem clearly, build the right structure around it, and make the next move obvious. In practice:

  • Honest assessment first. If a home isn't worth what a seller hopes, I'll say so, with data to explain why and a strategy to close the gap if one exists. I don't inflate valuations to win listings.
  • Clear strategy, not templates. Every transaction has different constraints: timing, financing, competing interests, condition issues. I build around the actual situation, not a checklist.
  • Full execution. I handle the complexity. Clients shouldn't need to manage lawyers, inspectors, mortgage advisors, and me simultaneously. I coordinate.

Industry Involvement

I've served on committees at TRREB, CREA, and OREA, including Professional Standards, MLS® Technology, Governance, and Standard Forms. These aren't ceremonial appointments. They give me a view into how the rules, tools, and standards that govern real estate transactions are being shaped. I bring that back into client work.

Credentials & Appointments

The roles and designations that shape how I work.

Real Estate Broker

Registered to trade in Ontario since 2013. A broker designation requires additional education, experience requirements, and carries greater regulatory accountability than a salesperson registration. The distinction matters in how I'm permitted to represent you and in the depth of professional accountability I carry.

What to expect

Working together,
plainly described.

If you’re buying in Estates of Credit Ridge

Before we look at a single home, I want to understand your actual situation: timeline, financing, what flexibility you have, what constraints you don’t. Then I’ll show you the current market in the neighbourhood: what’s priced right, what isn’t, which streets hold value, and what a realistic offer looks like.

I don’t show you homes I think I can close. I show you homes that fit what you’re actually looking for, and I tell you honestly when something doesn’t match.

If you’re selling in Estates of Credit Ridge

Pricing is the whole game. Not the list price, but the sold price, and how quickly you get there without leaving money behind. I’ll run a proper comparative analysis using actual Estates of Credit Ridge sales, not just nearby Brampton comparables. Your home is a freehold in a premium neighbourhood with a distinct buyer pool. Price and market it accordingly.

The first conversation

No pitch. No listing presentation with laminated slides. The first call is me asking questions, you asking questions, and both of us figuring out whether working together makes sense. If it does, we build a plan. If it doesn’t, I’ll tell you honestly.
