1. Acceptance of Terms
By accessing or using Estates of Credit Ridge, including public pages, property search tools, listing alerts, forms, and registered VOW features, you agree to these Terms of Service and all applicable laws. If you do not agree, do not use the site.
2. Operator
Estates of Credit Ridge is operated as a neighbourhood real estate resource by Harpreet Sandhu, Real Estate Broker, Right At Home Realty, Brokerage, who is registered with and regulated by the Real Estate Council of Ontario (RECO) under the Trust in Real Estate Services Act, 2002 (TRESA). References to "we," "our," and "us" refer to the site operator and authorized service providers supporting the website.
3. Eligibility and Permitted Use
You must be at least the age of majority in your jurisdiction to use registered features. You may use the site only for lawful personal purposes connected to researching, buying, selling, or leasing real estate.
You may not interfere with site operation, attempt unauthorized access, scrape or harvest data, bypass registration controls, copy protected listing content, misrepresent your identity, submit false information, or use the site for commercial data aggregation or redistribution.
4. Real Estate Content
Website content, market commentary, neighbourhood information, listing descriptions, school references, and local guidance are provided for general information only. They are not legal, financial, appraisal, mortgage, tax, or other professional advice. You should verify important information independently and consult qualified professionals before making decisions.
5. IDX, VOW, TRREB, and PropTx Data
The site may display public listing information through IDX or similar feeds and may provide registered VOW access to additional real estate information, including historical and sold-property information where permitted. Listing data may be supplied by TRREB, PropTx, participating brokerages, listing brokerages, and approved technology providers.
Listing data is provided on an "as is" and "as available" basis. Listing information is deemed reliable but is not guaranteed accurate by PROPTX. We do not guarantee that listing information is complete, current, accurate, available, error-free, or suitable for a specific purpose. Property availability, price, taxes, measurements, room sizes, lot dimensions, inclusions, exclusions, school boundaries, zoning, and other details must be verified directly with the appropriate source.
Listing information, MLS® listing data, VOW datafeed content, and related intellectual property may be proprietary to PROPTX, TRREB, member associations, participating brokerages, listing brokerages, and/or their licensors. All rights are reserved by their respective owners.
6. VOW Registration Terms
Registered VOW access is intended only for consumers with a bona fide interest in the purchase, sale, or lease of real estate. By registering, you agree to provide accurate information, keep login credentials confidential, use VOW data only for your own personal real estate evaluation, and comply with any additional VOW terms presented during registration.
The information provided through VOW access must only be used by consumers that have a bona fide interest in the purchase, sale, or lease of real estate and may not be used for any commercial purpose or any other purpose.
You may not copy, reproduce, redistribute, resell, scrape, data mine, download in bulk, export, publish, syndicate, frame, reverse engineer, create derivative works from, or otherwise exploit VOW data. You may not use robots, spiders, scrapers, automated tools, manual scraping, or any AI system, language model, dataset, or automated content system to access, monitor, copy, merge, train on, summarize, or produce content from listing data.
We may limit the number of listings viewable in response to an inquiry, log activity, and suspend or terminate VOW access if we believe an account has been misused, registration information is inaccurate, or continued access may violate applicable rules, agreements, or laws.
7. Account Security
You are responsible for maintaining the confidentiality of your account credentials and for activity under your account. Notify us promptly if you believe your account has been compromised.
8. Privacy and Cookies
Your use of the site is also governed by our Privacy Policy and Cookie Policy. By using the site, submitting forms, or registering for VOW access, you consent to the collection and use of information as described in those policies.
9. Intellectual Property
Site content, branding, layouts, text, graphics, videos, designs, and related materials are owned by or authorized for use by the site operator, except for third-party listing data and trademarks owned by their respective rights holders. You may view site content for personal, non-commercial use. You may not reproduce, modify, distribute, or create derivative works without written permission.
Market statistics. The neighbourhood and street market figures on this site (for example on the Market Data page and in each street's market history) are summaries prepared by Harpreet Sandhu, Broker, based on data from the Toronto Regional Real Estate Board. They are provided for personal, non-commercial reference only. All rights are reserved; no licence to copy, republish, or reuse them is granted.
10. Third-Party Links and Tools
The site may link to third-party websites or integrate third-party tools such as analytics, advertising platforms, maps, scheduling tools, CRM systems, IDX/VOW providers, and embedded media. We are not responsible for third-party content, policies, availability, or practices.
11. No Solicitation of Represented Clients
The site is not intended to solicit buyers, sellers, landlords, or tenants who are currently under a valid representation agreement with another brokerage or real estate professional. If you are represented, please notify us so communications can be handled appropriately.
12. Limitation of Liability
To the fullest extent permitted by law, the site operator, brokerage, agents, affiliates, and service providers are not liable for damages arising from your use of the site, reliance on content, listing-data errors, unavailable features, unauthorized access, interruption, or third-party tools. This does not limit liability that cannot be excluded under applicable law.
13. Indemnification
You agree to indemnify and hold harmless the site operator, brokerage, agents, affiliates, and service providers from claims, damages, losses, costs, or liabilities arising from your use of the site, violation of these Terms, misuse of listing or VOW data, or violation of applicable laws or third-party rights.
14. Changes, Suspension, and Termination
We may update these Terms, change site features, restrict access, suspend accounts, or discontinue services at any time. Continued use after updates means you accept the revised Terms.
15. Governing Law
These Terms are governed by the laws of Ontario and the federal laws of Canada applicable in Ontario. Disputes will be resolved in Ontario, Canada, unless applicable law requires otherwise.
