June brought a clear step up in activity inside Estates of Credit Ridge. Four detached homes sold in the neighbourhood, averaging $1,788,000, with a median sale price of $1,846,500. The homes closed at roughly 96% of asking, and one sale finished above list price. After a quieter May, June showed that buyers are still moving when the right home and price line up.

Across the Greater Toronto Area, the broader market also gained traction. TRREB reported stronger year-over-year sales in June while new listings moved lower, a combination that points to a market slowly tightening after a buyer-friendly start to the year.

The Greater Toronto picture in June 2026

According to the Toronto Regional Real Estate Board (TRREB), GTA REALTORS® reported 6,770 home sales through the MLS® System in June 2026, up 9.4% from June 2025. New listings came in at 17,282, down 12.9% year over year.

That matters because it is the same pattern that started to appear in May: more sales activity, fewer new listings, and a market that is no longer getting looser. Prices are still below last year’s levels, with the GTA average at $1,058,658, down 3.9% year over year, but the pace of decline has been easing.

Brampton in focus

Brampton recorded 518 sales in June 2026 at an average price of $888,203 and a median price of $845,500. There were 1,388 new listings and 2,122 active listings, equal to roughly 5.1 months of inventory. Homes sold at an average of 98% of asking and took about 29 days to sell.

Those numbers still point to buyer-friendly conditions in the city overall, but the direction is important. Brampton sales increased from May, while active inventory was slightly lower. Buyers still have choice, but the market is not as one-sided as it looked earlier in the year.

Estates of Credit Ridge in June

Inside Estates of Credit Ridge, four detached homes sold in June, averaging $1,788,000 with a median sale price of $1,846,500. The group sold for approximately 95.8% of list price, with one home selling above asking.

That is a meaningful improvement from May’s two sales at an average of $1,435,000. It does not mean every home can push price aggressively, but it does show that well-positioned homes in Credit Ridge are still commanding a meaningful premium over the broader Brampton market.

What it means if you are selling in Estates of Credit Ridge

  • There is still demand for the right home. Four June sales, including one above asking, show that buyers are not sitting out completely.
  • Pricing still has to be disciplined. The month averaged about 96% of asking, so overpricing can still create negotiation pressure.
  • Premium homes are being rewarded. Most of June’s activity was in the upper detached segment, showing that larger Credit Ridge homes can still move when presentation and pricing are aligned.
  • June was stronger than May. The neighbourhood moved from two sales in May to four in June, which is a constructive sign heading into the second half of the year.

What it means if you are buying in Estates of Credit Ridge

  • You still have room to negotiate, but not everywhere. Most June sales closed below asking, but one went over list, so the best homes can still attract competition.
  • Watch the premium segment closely. Credit Ridge continues to trade well above the broader Brampton average, especially for larger detached homes.
  • Do not rely only on city-wide averages. Brampton’s average price was $888,203 in June, while Credit Ridge’s June average was $1,788,000. The neighbourhood behaves like its own market.
  • Be ready when the right home appears. Inventory in Estates of Credit Ridge is always limited compared with the city as a whole, so serious buyers should be prepared before the right listing comes out.

The outlook

The GTA and Brampton numbers suggest the market is slowly firming, while Estates of Credit Ridge had a stronger month locally. Buyers still have leverage, but the window is not as wide as it was earlier in the year. Sellers who price against current evidence are getting results, while buyers need to move carefully but decisively when the right property appears.

For homeowners in Estates of Credit Ridge, the main takeaway is this: the neighbourhood is still holding its premium, but strategy matters. The June sales show real demand, especially for larger detached homes, while the sale-to-list numbers remind us that buyers are still selective.
